Once the listing agreement is signed, our team promises to take the following crucial steps immediately:
- Carefully craft a vivid and complete description of the property and neighborhood's features for the M.L.S. (Multiple Listing Service) and advertising.
- Process the listing and submit it to the M.L.S.
- Schedule a Tuesday broker caravan and Sunday Public Open House.
- Arrange for photos to be taken of the property.
- Edit and choose photos.
- Design a custom color brochure that includes complete and accurate information describing your property for distribution among prospective purchasers delivered at all showings.
- Install an exclusive Hilton & Hyland/Fiedlers For Sale sign.
- Upload listing, property description and edited photos to www.fiedlers.com website and email and/or upload photo and listing information to all major web links including, but not limited to, the M.L.S, Realtor.com, The M.L.S. online Caravan Guide, LosAngelesTimes.com, HiltonHyland.com, and ChristiesGreatEstates.com.
- Create a custom website dedicate only to your home that features multiple photos and detailed information with your home's address as the domain name.
- Schedule weekly advertisements, both print and online, with photos if possible, corresponding with scheduled Open Houses.
- Be responsible for writing and submitting all advertising and promotional material for your property. Ads are placed in several papers to get proper distribution and placement.
- Make information about your property available to prospective national and international buyers through Hilton & Hyland and Christies's Great Estate's premier international program and provide you with complete details about our relocation services, if requested, which are available to you at no cost.
- Disseminate information about your property to Hilton & Hyland's office and other local brokerages in the community.
- Personally call other top producers to give them information about your property and open houses.
- Pre-qualify (whenever possible) all prospective buyers to avoid unnecessary inconvenience to you.
- Personally show your property to potential buyers.
- Provide regular progress reports, including complete post-showing follow-up and communicate continuously and accurately all information so you will be properly informed of all activity.
- Advise on current market conditions and marketing strategy to increase the opportunity for the best price and terms with the least amount of inconvenience and worry.
- Discuss any offers submitted on your property.
- Determine with you, the best strategy for counter-offers.
- Upon agreement and acceptance of a purchase offer, advise on all contractual obligations and requirements.
- Open Escrow.
- Schedule and attend all inspections.
- Protect you by making all legally required disclosures.
- Complete and monitor all necessary paperwork.
- Provide you with a continual monitoring and reporting of the transaction's current status.
- Monitor and facilitate the transaction for a smooth closing.
